Ideal for people who have operated their business for at least two years and can provide basic financial documentation, including recent bank statements and tax confirmations. A minimum down payment is required, and gifted funds from immediate family are permitted. This mortgage is designed for Canadian residents and landed immigrants, ensuring stability and confidence for those whose income comes from their own business success.
New to Canada Mortgages
Starting fresh in Canada? We’re here to help you own your first home. This program is designed for permanent residents (less than five years in Canada) or Canadian citizens returning within the past year. Applicants require a confirmed job or employment offer and basic proof of residency. A minimum down payment of 25% is required, and gifted funds from immediate family are permitted. With flexible options and straightforward requirements, this program makes homeownership possible for newcomers ready to build their future in Canada.

This mortgage promotional rate offer (an “Offer”) is available for new and renewing mortgages at Community Savings Credit Union (“CSCU”).
This Offer is only available where:
the mortgage loan-to-value ratio no greater than 75%;
the amortization period for the mortgage is 25 years or less;
the Member meets all CSCU lending criteria as in place from time to time.
Rental properties are not eligible for this Offer.
These rates and offer are subject to change or may be withdrawn or extended at any time without notice.
Within sixty (60 days), and at all times thereafter, Members must satisfy all of the following criteria to receive this promotional rate offer:
Members must either open or already have a CSCU Premium Chequing (an “Account”). Preauthorized mortgage payments must originate from the Account.
Members must set up and receive the full amount of their automated, recurring direct payroll deposit or eligible Government credit to the Account. Payroll deposits must not be split between multiple accounts or Financial Institutions. CSCU reserves the right to determine what is considered payroll deposit and whether any payroll deposit has been split.
Members must have at least one (1) of the additional products with CSCU:
Term Deposit ≥$1,000;
Registered Plan ≥$1,000;
Mutual Funds ≥$1,000;
Active Collabria Visa;
Line of Credit;
Mortgage Insurance; or
LOC Insurance.
Registered Line of Credit (RLOC) or RRSP Loan
Members must complete at least five (5) everyday banking transactions per month through the Account.
If the Member fails to meet any of the criteria in these Terms and Conditions, CSCU may, at is sole discretion, and without notice, change the Members mortgage rate to the rate documented in the Residential Term Loan Agreement, . CSCU may advise a Member that they are not in compliance with these Terms and Conditions and allow for a rectification period for the Member to come into compliance, however, any grace period shall not be deemed as a waiver of rights on behalf of CSCU.
